  • Optimizing the Usages of BMS system will impact on energy savings
  • Maintain the building temperature on a timely manner as per standard to achieve a satisfactory cooling system and maximum energy conservation through the building Management System.

·         Closely monitor BMS system round the clock

·         Set the timers as per requirements & temperature in relation to prevailing seasonal conditions

·         Ensure all AHUs &FAHU are functioning according to the BMS setting in automatic mode

·         Do not change/alter any setting without prior approval from CE/SUP

·         Air-conditioning temperature can be changed as per Guest’s preferences, documented in BMS communication logbook & adjust to original setting after Guest leaving

·         Ensure all AHUs,FAHUs, FCUs & exhaust system are properly working

·         Ensure to change the filters & clean the air intake
                                                                  
·         Inspect all motorize valves & temperature gauges

·         Inspect condenser drain pan for proper drainage

·         Inspect blower motors for excessive noise & vibration

·         Secure loose guards & panels

·         Inspect pulleys & belts regularly

·         Inspect safety controls & equipment’s

·         Inspect coil & discharge

·         Inspect heating system

·         Ensure the damper operations & fire mode are in good condition

·         Ensure the plant room unit is in good condition & must be cleaned at all times

·         If the unit is ceiling mounted ensure to check all the mounting fasteners are securely fixed. Flat forms are well secured and clear from any blockings.

·         Check all electrical hardware, connections & running amperes regularly

·         Any damage items needs to be changed immediately

·         All maintenance activities must be logged & input into Mini Maintenance system & resolved as per Reactive Maintenance  SOP
